Well and water
Oregon requires the well water to be tested for nitrate and bacteria at sale. I also look at well logs, flow and whether testing for other things, like arsenic, makes sense for the property.
A lot of Polk County living happens outside city limits, and I live on acreage myself. Rural property comes with questions a town lot never asks: the well, the septic, the zoning, the road. You deserve someone who knows what to look for, so you can buy or sell with no surprises.

Rural Polk County stretches from the Willamette River west into the Coast Range foothills, around towns like Dallas, Monmouth, Independence, Rickreall, Falls City and Willamina. You'll find small farms, wooded acreage, horse property, vineyards and homes on a few acres with a shop and a view, often just 10 or 15 minutes from town.
It's a great way to live. It also means the details matter more, because the well, septic system, zoning and access can make or break a property.

Polk County handles septic evaluations and permits. I help you find the records, schedule a septic inspection and understand the system before you commit.
Farm and forest zoning can limit new homes, land divisions and some outbuildings. We confirm what you can actually do with the land before you fall in love with it.
Private and shared roads often come with maintenance agreements. I make sure you know who maintains the road and how access is recorded.
Shops, barns and additions should be checked for permits, and boundaries for any encroachments.
Propane, heating, power and internet options vary a lot outside town. We check what works for the way you live and work.
Some of the area's best golf sits right out in the country, near plenty of acreage, with more courses just across the river in Salem.
A public 18-hole, par-72 course of about 6,900 yards on Highway 22, with valley views, practice facilities and lessons. Open year-round.
A public 9-hole executive course on Orrs Corner Road, just east of Dallas, open since 1990. Short par 3s and medium-length par 4s make it perfect for working on your short game or getting someone new into golf.
A classic tree-lined public 18-hole course in South Salem dating to the late 1920s, just across the river from Polk County.
An 18-hole championship course on about 150 acres in Keizer, just north of Salem, open since 1962.
If you want a club membership, two great private options are close by in South Salem. Creekside Golf Club has more than 80 bunkers and a Scottish links-style back nine, and Illahe Hills Country Club is a traditional tree-lined course designed by William F. Bell that opened in 1961.
Polk County sits on the west side of the Willamette Valley, one of the best Pinot Noir regions in the world, and the Eola-Amity Hills are right next door. A few of my personal favorites anywhere in Polk County are Andante, Van Duzer and Zenith. A lot of rural property here sits right next to vineyards.
One of my personal favorites. A small family vineyard and tasting room on Morris Road in Dallas, in the Van Duzer Corridor.
One of my favorites. A family estate in the Dallas foothills, founded in 1998 at the mouth of the Van Duzer Corridor, known for Pinot Noir and sweeping valley views.
Another of my favorites. A family-run estate in the Eola-Amity Hills, with more than 80 acres of vines and a beautiful event ballroom that's popular for weddings.
An estate winery in Rickreall with a tasting room and expansive grounds, about 10 minutes from Dallas, Monmouth and Independence.
A family estate in the Eola-Amity Hills, north of Highway 22, with some of the area's oldest vines and a tasting room overlooking the vineyard.
A biodynamic winery in the Eola-Amity Hills near Amity, with a tasting room overlooking its gardens and seasonal lunches.
A Dallas-area winery known for traditional winemaking, including some wines made entirely by hand without electricity.
Rural buyers ask more questions, and lenders often have their own requirements for wells and septic systems. The best way to protect your price is to get ahead of them:
How much land, what you want to do with it, and what you're hoping to build, grow or keep. I listen first.

Yes. When a property with a domestic well is sold in Oregon, the well water must be tested for nitrate and bacteria and the results reported to the state. The results do not have to pass, but buyers and lenders will want to see them. The well should also carry a Water Resources Department well ID tag.
Polk County Community Development handles septic site evaluations and permits for new systems, repairs and alterations. Many buyers also hire a private septic inspection during the inspection period.
It depends on the zoning. Much of rural Polk County is zoned for farm or forest use, which can limit new homes, land divisions and some outbuildings. Jesse recommends confirming what is allowed with Polk County Planning before you buy.
Beyond a standard home inspection, consider a well flow and water quality test, a septic inspection, any shared road or well agreements, property boundaries, outbuildings and permits, and internet options. Jesse helps buyers decide which inspections fit the property.
